Transforming the Real Estate Market with WELLPLEX by Pulse Homes

– Mr. Doichev, you are well known for your groundbreaking projects in the fitness and hospitality industries through the Pulse Fitness & Spa and Grand Hotels chains. Today, you can also take pride in pioneering a revolutionary concept in Bulgarian real estate – WELLPLEX. Can you tell us more about this innovation?

P.D.: The name  WELLPLEX combines two key ideas: „Wellness“ and "Complex". The concept reflects the core idea behind the project – residential complexes that integrate  wellness services such as fitness, spa, healthy dining, and relaxation areas, all within a unified space. WELLPLEX  isn’t just another real estate project – it’s an entirely new category of living spaces. It’s a trend that’s long overdue in Bulgaria and across Europe.

Essentially, WELLPLEX combines residential living  with a full range of wellness facilities – not just a gym or spa, but a comprehensive wellness ecosystem. Many existing residential complexes that claim to offer wellness features are highly misleading – their gyms and spas are often too small, underutilized, poorly maintained, and disconnected from the daily lives of residents. WELLPLEX completely changes that.

What we’re offering is a  lifestyle – not just apartments. Our complexes feature nearly round-the-clock fitness centers, professional spa services, indoor and outdoor pools, and even healthy restaurants – all connected and easily accessible within the same space. Residents don’t have to leave the complex to take care of their health and wellbeing. This is the first fully realized concept of its kind in Bulgaria.

– Impressive! What differentiates WELLPLEX from other residential buildings that also include fitness and spa areas?

P.D.: The difference is significant. In most so-called residential buildings with fitness and spa areas, these are more of a marketing gimmick than actual, functional facilities. They're either too small, poorly equipped, or not managed professionally. Often, they remain unused or – as I like to say – they’re not "self-sustaining"; they're compromises, sometimes existing only on paper. In our Wellplexes, all facilities are managed by our own Pulse Fitness teams – and the brand itself is a hallmark of the highest quality wellness and fitness services in Bulgaria. This ensures that the fitness centers, spas, and other amenities are maintained, professionally managed, and available to all residents.

The main difference lies in the concept and its integration. In WELLPLEX, every facility is designed to support a healthy and balanced lifestyle. It's not just about living next to a gym – the entire complex functions as a system that nurtures your health, whether through fitness, nutrition, or relaxation. That’s what sets us apart from the "empty" amenities found in other developments.

– Can you give us specific examples of WELLPLEX projects currently under development?

P.D.: I’m excited to share that there isn’t just one – we are currently building five simultaneously, and some are already completed. The first two projects currently on the market are Pulse Tower and Pulse Park. Pulse Tower is located on Bulgaria Boulevard in Sofia and combines luxurious residences with state-of-the-art wellness facilities by Pulse. It's a vertical concept – residents can enjoy breathtaking 360-degree panoramic views of the city and the mountains from their apartments, while also having direct access to premium fitness and spa services, swimming pools, a Mediterranean restaurant, a car wash, and more – all within the same building.

Pulse Park, on the other hand, is located in the  Lyulin district of Sofia, right next to the West Park. It offers residents a unique opportunity to live in a vibrant urban area while enjoying all the benefits of a wellness-oriented lifestyle. The project features apartments with direct access to professionally managed fitness and spa facilities, all fully equipped and operated by  Pulse Fitness & Spa.

Another WELLPLEX project in Lyulin – Pulse Regina – is also under construction and available for sale, along with Pulse Synergy in the Ovcha Kupel district, and Pulse Novus in the Druzhba neighborhood of Sofia.

– How do you ensure these complexes become an integral part of residents’ everyday lives and don’t end up as just another marketing asset?

P.D.: At the core of the WELLPLEX concept is professional management and daily operational engagement. Residents of WELLPLEX aren’t just buying an apartment – they’re joining the Pulse family, with privileges and access to exclusive programs and memberships, which ensures that these amenities are actually used and appreciated. We’re building a  community where residents connect through their shared commitment to a healthy lifestyle.

– How do you see the future of this trend in the real estate market?

P.D.: I strongly believe that WELLPLEX represents the future of urban living. More and more people are prioritizing their health, and as we’ve seen with the success of  Pulse Fitness & Spa, there’s tremendous demand for integrated wellness solutions. Our goal is to develop dozens of WELLPLEX projects, not only in Sofia but across Bulgaria – and eventually beyond. People no longer want just a home – they want a lifestyle that supports their health, productivity, and happiness.

– Lastly, what is your long-term vision for Pulse Homes, and how does WELLPLEX fit into it?

P.D.: Pulse Homes е is the next evolution in our real estate journey. We’re not just selling living spaces – we’re offering experience and expertise. Through WELLPLEX, we combine our deep knowledge of construction, architecture, and design with the experience we’ve gained over the past 17 years managing our Grand Hotels and Pulse Fitness chains. The wellness market is growing rapidly, and people want wellness to be a natural part of their daily lives. Pulse Homes aims to deliver the perfect mix of luxury, comfort, and wellness, setting a new standard in the real estate market.
